PROJECT MANAGER

TYPICAL DUTIES & RESPONSIBILITIES:

Review construction documents including Plans, Specifications, Budgets, Estimates, RFI’s, Change Orders, Submittals, Schedules, Closeout Documents etc., and understand scope of work.

Develop, manage and track construction project scope and budget to make sure projects are completed on time and within budget.

Collaborate with Field Superintendents in coordinating the work of each trade to ensure cost, schedule, and quality standards are met.

Create and maintain construction project schedules using Critical Path Management (CPM) techniques.

Communicate effectively with the Owner, Architect, Engineer, and Contractors and all other project members.

Coordinate team meetings, complete contract documents, and review consultant and contractor pay applications.

Draft meeting agendas for project meetings.

Verify submittal conformity to project specifications.

Direct and maintain document control, distribution and logging.

Ensure that the Architects, Engineers, Consultants and Contractors meet deadlines to keep the project progressing according to schedule.

Review/negotiate contractor changes and design professional additional service requests.

Prepare daily and monthly reports.

COMPETENCIES:

In depth knowledge of construction principals, techniques, procedures and laws.

Ability to read architectural plans and specifications, estimates, budgets, and scope of work.

Skilled in use of computer software including Microsoft Office, Bluebeam.

Ability to effectively communicate and present information in oral, written, and graphic form.

Must be able to collaborate with Owner’s Consultants and effectively direct Prime Contractors.

Ability to constructively participate in negotiations and dispute resolution.
-
Must be able to identify changes in scope and manage change orders.
-
Excellent time management skills and attention to detail.
QUALIFICATIONS:

4-yr college degree preferred but not required. Desirable study concentration in construction management, Architecture or Engineering.
-
5 years experience as a Project Manager in Construction Management preferred.

SALARY: $40,000 - $125,000
